Real Estate Service You Can Trust
One of the many truisms in real estate is that it is "local," meaning that what may be statistically accurate in one area can be totally different in another. I don´t think I´ve ever seen that more true than today, when national news media - and even local media - shout from the rooftops that foreclosures are littering our neighborhoods, causing resale values to tumble. While that is certainly true in some areas - especially areas which were heavily promoted to first-time-home buyers with little or no down payments - it is not the rule of thumb in the northern suburbs of Atlanta.
In the Real Estate industry you will run into Realtors® who like to use gimmicks to obtain your business. They say things like "I will buy your house", or "I will pay you if the house doesn't sell within X-amount of days". It is when you finally sign a contract that you realize, a little late, that there is always a catch. I do not work in that way. During each phase of our relationship I will strive to maintain loyalty with you by providing exceptional service and dealing with you honestly.
That is just another reason why a good Buyer´s Agent is so important as they can help you negotiate the best deal for a particular neighborhood. Ideally, they are very aware of the trends in each area and can help guide you within the parameters of your priorities. While the mortgage lenders are tightening up their requirements, there is still plenty of money to lend. With the current 30-year-fixed mortgages down in the mid 4% range, there really isn´t a better time to buy.
The North Atlanta Real Estate Market
Cobb County and North Fulton County have enjoyed a healthy influx of families from other parts of the country since the mid 1980's. The reasons are varied, but often relocation experts cite the temperate climate and well-known "Southern Hospitality" as highly attractive features. Add to that the excellent schools found in the area and the lure of raising a family in the north Atlanta suburbs can be quite appealing. I personally moved my family around the country seven times in twelve years, settling in Atlanta in 1990. Because of this, I specialize in relocation. Helping families find their new home in the Cobb, Cherokee and North Fulton County areas is an honor and a job I take seriously.
With the advent of "tele-commuting," we have seen a huge increase in the number of relocated families who have chosen Cobb, Cherokee and North Fulton Counties because they can live anywhere they want. Since Atlanta's Hartsfield-Jackson airport is second only to Chicago's O'Hare airport in number of daily flights and passengers, getting a non-stop flight to just about anywhere in the country is a snap. For those who commute to work, the vast majority in our area work in the downtown or midtown Atlanta offices or in one of our several business hubs such as The Perimeter, Windward, Buckhead or the Windy Hill/Cumberland Mall areas.
Learn about East Cobb
East Cobb real estate has traditionally been a safe and reliable resale investment due to the excellent schools and established neighborhoods. Very few foreclosures have hit this area and, as a result, the downward spiral spoken of in the media is relatively nonexistent. That doesn´t mean there aren´t some good deals by comparison to the Seller´s market we experienced just a few years ago - there are. You just need to know where to look.
